The plan required the building and site to be stripped down to the shell and completely rehabilitated. Interiors received structural steel framing as well as the implementation of new sewer laterals, switchgear and electrical service. To keep units flexible and available with multiple configurations and sizes, many units where left in shell condition while others had tenant improvements completed, including: finished offices with carpeted floor; textured and painted walls; drop-ceilings with parabolic lighting; HVAC system, birch doors tile floors in the restroom and high bay and fluorescent lighting in thewarehouse. Each unit is equipped with a grade-level overhead door and aluminum storefront entrance. Each entrance received an architectural façade treatment consisting of a stucco pop-out with decorative foam cornice. Site development encompassed new paving, ADA-compliant sidewalks, and landscape planting. |
